Off-Site Construction Drawings

Modern Methods of Construction, focused on timber frame and SIPS (Structural Insulated Panels) — precise shop drawings that let a building go up faster, with less waste and greater accuracy.

What Is MMC?

"Modern Methods of Construction" — a name for something that isn't especially modern.

MMC is the industry term for building components manufactured off-site — in a controlled factory environment — then delivered to site for rapid assembly. It's worth saying plainly: pre-manufactured, panelised construction has been used for generations. What has genuinely advanced is the precision of the drawings and digital modelling behind it, which is where our work sits.

We specialise in two off-site lightweight construction systems: timber frame and SIPS. Both are manufactured off-site to precise, coordinated shop drawings, then erected on site in a fraction of the time of traditional masonry construction.

Timber Frame

Engineered timber structural frames

Prefabricated timber wall, floor and roof panels manufactured to precise structural and thermal specifications, ready for rapid on-site erection.

SIPS

Structural Insulated Panels

Factory-bonded structural panels combining structure and insulation in a single component — fast to erect, highly airtight, and well suited to Passivhaus performance.

The Benefit

Speed of construction is the ultimate cost saver.

Off-site manufacture moves the majority of construction time into a factory, where it isn't exposed to weather delays, site congestion or trade sequencing issues. The result is a dramatically faster build programme on site — and because time on site is the single biggest driver of construction cost, faster erection translates directly into real cost savings for the client.

How We Work

Built into our design service, or provided as a stand-alone drawing package.

01

Within Our Design Work

For clients using our full architectural design service, off-site construction drawings are prepared as part of the same coordinated package — no handoff, no gaps between design intent and manufacture.

02

As a Stand-Alone Service

We also prepare timber frame and SIPS shop drawings directly for clients, architects or manufacturers who need precise, buildable off-site drawings from an existing design.

Faster to build, from a design that's ready for it
